This one is being offered for $3.9 million and is currently – I said currently – grossing $36,000/mo. This means in the worst of scenarios you are starting at $5K/mo cash flow. But, looking at the rent roll (included here,) you really should have no trouble elevating that to $10/mo rather quickly, $15K/mo soon thereafter and even higher than that not too much thereafter. You have a number of tenants who, though paying below market, are not that much below market and you should be able to reach ‘cash for keys’ agreements that are reasonable. This is a great location, a nice looking building. Bottom line, this could be a dream scenario. You’ll need to come up with $1mm cash, maybe a little more, but probably not.
