This just may be the best deal I have ever told you about in terms of return on investment, albeit on a small scale. This belongs to a client of mine and he needs quick cash and so is willing to practically give this away. Here’s the specifics:
You pay $60,000 for this ‘tiny home,’ including the deck. Then, another $20,000 to get it properly hooked up and gotten through the ADU permit
process. That’s a total of $80,000, “all in.” Then, you rent it out, either as a conventional rental, or as a short term (30 day) rental. As conventional, you will get a minimum of $1400/mo. If you do ’30 day’ you get more. There are virtually no expenses involved, not even property tax. It is easy to transport – it’s on wheels, so you just hook it up to an SUV, or whatever. You put it in your back yard or wherever you want, get it hooked up to utilities and, bingo – you are on your way!
It is 242 sq ft, it has a sleeping loft, it has a mini-kitchen with a cooktop, washer-dryer and mini-split air conditioning. In other words, it is fully ‘decked out.’ If you want the deck, which is a great feature, you simply disassemble the slats, which is easy to do, transport it along with the ‘tiny home,’ and then re-assemble when it arrives at its destination. If you do the math you can see you will retrieve your $80,000 within the first 5 years and after that it is pure profit – $1400/mo every month.
